An electronic copy of the Middlebrook Community Association Policy Manual: Property Standards & Deed Restrictions Summary, July 2000 has been posted below, and is available for download as an MS Word or PDF file. Special thanks go to MCA Director Ellie Meyer for typing this document from hardcopy! Please be aware that we have not yet had a chance to perform a thorough quality control check on this document. In addition, the MCA Board Vice President is reviewing the document to determine if any revisions are required to bring the document up to date.

Additional MCA documents for bylaws, services contracts, etc., will be posted as they become available in electronic format. Our management company has requested a clean copy of the bylaws from the county so that we can post a quality scan of the document in PDF format.

The Satellite Dish Installation Application form has been removed from this web site. You no longer need to obtain approval from the Architectural Control Committee to install a small satellite dish. If you plan to install a small satellite dish, please mount it in a location to the rear of your property in an unobtrusive location, if at all possible.

Middlebrook Board Meetings

Middlebrook Subdivision Homeowners Association Board Meetings are held on the second Tuesday of each month (except December), at 7:00 PM. These meetings are held at the offices of our management company, Community Management Solutions, Inc., located at 2615 Bay Area Blvd.

The monthly Board meetings are open to participation by interested Middlebrook residents with the exception of the executive session. The executive session, which typically occurs near the end of each monthly Board meeting, is closed to residents because of the sensitive nature of the information.

Middlebrook Assessments for 2008

The Middlebrook Board of Directors has set 2008 annual homeowner assessments at $375. This assessment represents a $10 increase over 2007 assessed amounts or an $0.83 increase per household per month.

The increase is attributable to rising costs, predominantly for garbage and pool management costs.

The Board of Directors is very serious about controlling costs and maintaining a financially sound community association. The Board of Directors utilized a competitive bid approach for the garbage collection, pool management and community management contracts to obtain the best value for our community. The increased assessments were unavoidable and are necessary to maintain common areas and remain financially strong.
